Basically, FHA loans help make it affordable for higher risk borrowers to purchase homes. By ?higher risk? we mean home buyers who have less money to use for a down payment or have lower credit scores than are favorable with conventional lenders. The Federal Housing Administration (FHA) does not issue the loan ? rather it insures the loan for other financing institutions. The program opens up homeownership to many people that would otherwise be unable to afford it, including large numbers of first-time home buyers.

FHA-insured loans require as little as 3.5% down to purchase a property. The smaller down payment is an essential element in making home purchases affordable. This mainly helps buyers who have sufficient income to cover monthly mortgage payments, but don?t have the savings to put down 20 percent for a conventional loan.

Borrowers with flawed credit scores have an easier time getting FHA loans than traditional ones. Even those who have previously filed for bankruptcy can qualify. Because the mortgage is backed by a government agency, lenders do not have to compensate for the possibility of the borrower defaulting ? even if the borrower?s risk rating is heightened by poor credit.

Normally a higher risk of default would compel lenders to issue increased mortgage rates. However, as government-insured mortgages, FHA loans typically have interest rates competitive with other lenders. Lower rates help keep monthly mortgage costs down and make home purchases more affordable in the long term.

FHA loans can be used to purchase residences with 1 ? 4 units. This includes everything from detached single-family houses to mobile homes. When buying a condo or townhome the building must be FHA-approved in order to get an FHA-insured loan. Many residential complexes in Chicago are already FHA-approved, however, if the property you?re interested in buying is not, spot approval can be granted. The building must meet a certain criteria outlined by the FHA.

The Federal Housing Administration has been around since the 1930s. It became part of the U.S. Department of Housing & Urban Development (HUD) in 1965 and is now said to be the largest insurer of mortgages in the world. Over the years, the FHA has insured more than 34 million mortgages. After loosing popularity in the 1990s the FHA loan has made a comeback and is currently insuring over 4.8 million home loans.
